Thanks so much for adding the 1st ACTIVE active listing asking below assessed value. Last month, a preliminary keyword search of MLS listings revealed that only 0.1% (one percent of one percent) of all active listings had asking prices below assessed value. In contrast, our research revealed that one in four single family homes, across 27 of the most expensive cities and towns in Greater Boston, SOLD for below assessed value during March, April, and May 2006. In about 10 days, we'll know if that pattern held up through June. If so, that will be quite surprising because sales prices usually peak in June.
